Linking transportation and land use decisions with planned new business parks and industrial sites, which will create high paying new jobs in the City of Modesto.Planned business parks development to achieve an orderly development pattern with a balanced economic growth. We should avoid leap-frog development with an optimal mix of land uses that create jobs and generate revenue sources for the City of Modesto. We should cooperate and coordinate our development strategies with the Stanislaus County Economic Development Commissions efforts. Our city must stimulate growth in telecommunications and technology industries. City staff should actively identify and welcome public-private technology partnerships. We must design and improve roadways to create a regional expressway system. The city must adopt policies that insure limited access points to our expressways and avoid the problems that have occurred on the Brigsmore expressway from being repeated. Business Park Sites The city has identified several key sites for new business parks. First priority should be given to the development of the Ninth Street and Carver former FMC site. Infrastructure costs would be the lowest at this location. It's proximity to freeway 99 makes it the logical choice for development. Currently private development interests are advancing proposals for business parks on the Village One Clauss Road site. The City of Modesto should promote and welcome this possible business development. The Kiernan-Freeway 99 business park also should be analized and carefully evaluated for infrastructure costs and development at that site should be actively pursued. |
