A walking tour of the Sunrise Marketplace area or a drive down Auburn Boulevard from the exit on Interstate 80 to Greenback Lane reveals numerous empty storefronts. Since Citrus Heights receives a substantial portion of the revenues for its General Fund from sales taxes, attracting new tenants to these leaseholds is important for long-term financial stability. Citrus Heights already has available several programs to assist new tenants, including facade and sign improvement, redesign services and marketing consulting and grants. Landlords can also be helpful in attracting new tenants by giving tenant allowances to assist in store buildout, and periods of free or reduced rent. Redundant business types must be looked at, particularly along Auburn Boulevard, where every other storefront seems to be an auto repair shop. Some areas may also be overbuilt as a result of the overheated economy from earlier in this decade. Coming up with alternative uses for these spaces needs to be examined.
