We can and must take action now to provide more workforce housing for the people who are already here in Carpinteria.We can and must take action now to provide more workforce housing for the people who are already here in Carpinteria. Numerous opportunities exist near the central business district for additional duplexes and fourplexes. The reason that they have not been built is that people have become discouraged because the incumbents have made developmental impact fees too high and the permitting process too cumbersome. There are too many hoops to jump through and politics plays too large a role in the decision-making. Of course we need to have reasonable regulations. I propose a point system whereby one can get permission to build (without enduring a public hearing) if one has substantially complied with height restrictions, zoning, setbacks, lot coverage, and has chosen an appropriate architectural style. Workforce housing needs to be in many shapes and sizes. Quality mixed-use projects near downtown could provide housing close to shopping and transportation services and would greatly alleviate traffic. We should also encourage employers to provide housing for their employees. Many agricultural employers have indicated that they would like to build worker housing adjacent to their fields. A greater supply of rental housing will reduce pressure on rents. I would like to see more renters become homeowners because this creates a stronger community with deeper roots and more pride. I will preserve our small-town atmosphere and rural character while creating opportunities for everyone so that all of us can share in our community's vision. Let's work together with local builders, local carpenters, and local bankers to create more workforce housing. Gregory Gandrud |
