Affordable non-rental housing is central. What family, however, can buy half-million dollar homes on two minimum wage jobs?

A more focused vision of what is good for Carlsbad until build-out, however, might include a moratorium on detached single home development, until the affordable housing element is fully implemented.

Keeping Carlsbad a business friendly city involves far more than policy, implementation, and recruitment. Businesses need to be able to pay their employees enough to live on without bankrupting themselves.

When California mandate "affordable housing" in the 1980's a key goal was the opportunity to eliminate commuting road trips by enabling local residents to live near their workplace. Nonetheless, I still favor a highspeed monorail system along the El Camino Real Corridor, feasibly incorporating telecommunications infrastructure into its shared construction costs.
